With a ground-up new build in Bridgehampton, you have a rare opportunity to design the simulator room correctly from day one — with the right ceiling height, dedicated electrical, and proper HVAC — rather than retrofitting a space that was never intended for it.
SDS will coordinate directly with your builder during the design phase, providing custom drawings for electrical, mechanical, and structural requirements — so that when construction is complete, the room is ready for a seamless, one-to-two week installation.
The result is a fully integrated TrackMan simulator environment — the same technology and operational standard used across Five Iron Golf's locations — built specifically for your home.

SDS coordinates the full project scope with your general contractor — mechanical, electrical, carpentry, and simulator installation. The following outlines the complete construction scope included in the investment.
Electrical Rough-In
Two dedicated 20A circuits to the simulator bay — one for the PC cabinet, one for AV and lighting. Conduit routing coordinated with SDS during the design phase.
HVAC Coordination
Custom drawings for supply and return requirements provided to the builder during design. SDS coordinates ductwork placement to achieve required ceiling height in the hitting zone.
Carpentry & Framing
Full simulator bay framing, wall preparation, and finish carpentry prior to SDS installation. SDS provides dimensional drawings and finish recommendations.
Low-Voltage Conduit
Conduit installation for HDMI, Cat6, and all miscellaneous low-voltage cabling drops. Routing confirmed with SDS prior to rough-in.
Paint & Finish
Simulator bay painted and finished prior to SDS installation. SDS provides color recommendations as part of the design coordination package.
Safety & Access
Entry prevention mechanism incorporated into the design to ensure safety during active simulator use. Coordinated with GC during framing phase.
SDS manages the project end-to-end — from initial scope alignment through GC coordination, procurement, installation, and final handoff. Every phase is coordinated directly with Owen and the project's general contractor.
Scope Confirmation
Review this proposal with the SDS team. Confirm simulator bay dimensions, finish selections, and any optional add-ons. SDS issues a formal scope document for sign-off.
Week 1
Agreement & Deposit
Execute the project agreement and submit the initial deposit to initiate procurement and contractor scheduling. SDS begins equipment lead-time coordination immediately upon execution.
Week 1–2
GC Coordination & Pre-Construction
GC CoordinationSDS works directly with the project's general contractor to confirm rough-in requirements — electrical, network, HVAC, framing, and flooring prep. SDS provides a GC Coordination Package with exact specifications, circuit layouts, and bay dimensions so trades can execute without ambiguity.
Weeks 2–4
Installation
GC CoordinationSDS coordinates all simulator trades on-site: enclosure build-out, turf and carpet installation, technology integration, and AV commissioning. All work is sequenced around the GC's construction schedule to minimize disruption.
Weeks 4–6
Final Walkthrough & Handoff
SDS completes a full system commissioning and walkthrough. All equipment is tested, support onboarding is completed, and the 1-Year Premium Support period begins.
Week 6+
The project investment is structured across four milestone payments — 30% at deposit, 30% at construction start, 30% prior to SDS installation, and a final 10% upon project completion.
